- Loans over $417K require 35% down, add .5% to rate and 700+ credit scores
4.25% rate is based on Prime Rate + 1% during construction loan period. (9-12 months). Permanent rates are low as well. Perm rates can be locked in at today's rates or locked in after construction loan is complete. Recently perm rates have been as low as 5.25%.
Distressed markets require 5% more down payment.
